Landed homes offer the most design freedom — and the widest cost range. The first decision is scope: interior renovation, Addition & Alteration (A&A), or full rebuild.
Three tiers of landed work
- Interior renovation ($80,000–$250,000): finishes, carpentry, kitchens and bathrooms within the existing structure.
- A&A works ($300,000–$800,000): extensions, new floors, structural changes — requires URA/BCA submissions by a Qualified Person.
- Reconstruction/rebuild ($1M+): when the structure no longer fits how you want to live.
Approvals and professionals
Anything touching structure, footprint or facade needs URA planning permission and BCA approval, submitted by an architect or professional engineer. Interior-only work skips this — one reason many owners phase their projects.
What drives cost
Scale is obvious; less obvious are site access (narrow roads raise logistics costs), older structures needing strengthening, and landscaping/drainage works that surface mid-project. Build a 15–20% contingency into landed budgets.
Choosing your team
For interior scope, pick an ID firm with genuine landed portfolios — spatial planning for 3,000+ sqft differs fundamentally from apartment work. Browse landed projects or get matched free with firms that handle homes like yours.
